5* Hotel set in Iconic Listed Building – Retained Façade in central  Rotterdam 

 

This is an iconic building being restored to full greatness. The level of detail and workmanship throughout is exceptional and it will be a project you look back on in later years with immense pride. Its architectural design & prowess is going to set it apart as an iconic building for Europe. To make the project more complex we have a high rise tower coming out of an existing building and footprint.

 

We want a hands on Senior Quantity Surveyor to be based on site to assist the project commercial team. This client is demanding and expects a world class project which we will deliver.

It is essential we bring in the right Senior Quantity Surveyor to help support the existing team on site with this cost plus project.

26 Months of construction with a spend of circa €220 Million.

Commercial & Contractual Duties

  • Take care of the financial and contractual aspects of all the Sub-contractors in the project, such as, but not limited to, Bonds, Insurances, etc.,
  • Provide support on all financial and contractual matters of all the Sub-contractors throughout the course of the work in the project.
  • Review and issue Sub-contractor’s monthly payment certificates.
  • Prepare, review with the Engineer and issue Client’s monthly payment certificates.
  • Evaluate the unit rates for new work items with support of other departments.
  • Ensure all necessary records are prepared and submitted to the Contractor by the Sub-contractor with respect to Sub-contract variation orders.
  • Advice on contractual matters on all Sub-contractors, to the all-internal stake holders,
  • Advise on Sub-contractor’s resource allocation, compare against the provisions noted in the Sub-contract, in consultation with the Construction team.
  • Prepare contractual correspondences, notice(s) to correct, strategies on step-in procedures, if necessary, in coordination with the project team to ensure successful delivery of the Project
  • Interdepartmental coordination, as necessary, to ensure the cost is controlled, and appropriate risks are identified and prepare strategies in accordance with respective Sub-contracts and manage
  • Prepare and maintain contemporaneous records on delays caused by the Sub-contractor, and ensure appropriate back-charges are prosecuted, at appropriate times(s) with necessary substantiations
  • Review, negotiate and prepare claim settlements with the Subcontractors
  • Prepare Sub-contract Final Account with all supporting documentation.
  • Provide detailed costing for all Sub-contract variations, together with necessary back-up information to secure legitimate variations from the Employer.
  • Ensure the required Insurances from the Sub-contractors are in place.
  • Project Controls Outputs & Commercial KPI’s (per Corporate requirements and timings) including preparing project reports as required
  • Undertake cost analysis where needed to justify the actual costs to Client”

Do you match the following:

  • Degree Quantity Surveying
  • Solid experience on large scale Building works such as Commercial, Hotels, High Rise & Mixed Use
  • Ideally 7-8 Years Industry experience as a Minimum
  • Able to start employment before the 1st of February 2024
